For the past five years, Community Housing Cymru and the Welsh Government have produced a report on the financial performance of the social housing sector in Wales. The sector is growing, with new organisations being formed by the transfer of local authority homes as a result of the drive to meet the Welsh Housing Quality Standard by 2012.
The sector faces a challenging future: more demand for homes and services with some extra resources for development and mortgage rescue; falling property prices; lower profits from the sale of fixed assets; lower interest rates; lower inflation, all of which will impact on income and will test the robustness of business plans. This publication is an opportunity to see how some of these factors are reflected in the sector’s financial position.
The report includes consolidated numbers and ratios, as well as analyses, a commentary and additional information. Analysis is based on returns submitted by housing associations to CHC, compiled from audited financial statements.
