Former Tenant debts              Refusals
There’s an interesting list of familiar issues that are facing all housing organisations. They drain resources. They take up disproportionate amounts of time and energy. They are expensive to manage and can impact on reputation, stigma and confidence.  And then there’s voids.  Pre-tenancy work is now seen as the route to more successful – sustainable – tenancies.  Anything pre-tenancy impacts on voids. The management of voids, the timescales, the issues, the standards are all crucial.  So let’s discuss it.  More and more organisations have examined void processes from a Lean perspective, identifying problems and setting about a way of solving them. It’s one way of looking at it. We’ll discuss that too.  There is no magic formula. However, there are ideas and approaches that can work. Prevention is the key and this seminar focuses on what tenancy failure is and whether the evidence of failure can be used to fulfil the promise of prevention.  Early intervention can work. But what kind of intervention? When to intervene?  Who intervenes? There are certainly questions to raise and this day will introduce the ways and means to open up the discussion. There will be issues surrounding the lettings process, voids, money, vulnerability, financial inclusion, debt, respect and much more.  The key message is that tenancy success – sustainable tenancies are better for your business and for you.

Those attending will:

  • Define tenancy failure
  • Look at voids processes and their impact
  • Examine the evidence of failure and its symptoms
  • Look at how evidence is collected and by whom
  • Debate the use of evidence and how it informs the service
  • Understand what prevention is and how it can be used
  • Understand early intervention
  • Examine pre-tenancy processes and voids
  • Test the existing void culture and lettings process
  • Challenge whether we are an accessory to tenancy failure
  • Define and investigate tenancy sustainability
  • Investigate their own systems and test them
  • Look at alternative practice from elsewhere in the housing business

Who should attend:
Anyone with an interest in letting properties, managing the re-let and voids process and those who can examine pre-tenancy in order to minimise the risks of post-tenancy.  The seminar is suitable for officers at all levels and for resident representatives and Board members.

Mae rhestr ddiddorol o faterion cyfarwydd yn wynebu pob sefydliad tai. Maent yn drwm ar adnoddau. Maent yn mynd â llawer o amser ac egni. Maent yn ddrud i'w rheoli a gallant effeithio ar enw da, stigma a hyder. Ac yna mae unedau gwag. Gwelir gwaith cyn-tenantiaeth fel llwybr i denantiaethau mwy llwyddiannus a chynaliadwy. Mae unrhyw beth a wneir cyn-tenantiaeth yn effeithio ar unedau gwag. Mae rheoli unedau gwag, amserlenni, materion, y safonau yn hollbwysig. Felly gadewch i ni ei drafod. Mae mwy a mwy o sefydliadau wedi edrych ar brosesau unedau gwag o safbwynt darbodus, dynodi problemau a gosod ffordd o'u datrys. Mae'n un ffordd o edrych ar bethau. Byddwn yn trafod hynny hefyd. Nid oes fformiwla hud. Fodd bynnag, mae syniadau a dulliau a all weithio. Ataliaeth yw'r allwedd ac mae'r seminar hon yn canolbwyntio ar beth yw tenantiaeth ac os gellir defnyddio tystiolaeth o fethiant i gyflawni addewid ataliaeth. Gall ymyriad cynnar weithio. Ond pa fath o ymyriad? Pryd i ymyrryd? Pwy sy'n ymyrryd? Mae'n sicr fod cwestiynau i'w codi a bydd y diwrnod hwn yn eich cyflwyno i'r dulliau a'r ffyrdd i agor y drafodaeth. Bydd materion yn ymwneud â'r broses geisiadau, unedau gwag, arian, bregusrwydd, cynhwysiant ariannol, dyled, parch a llawer mwy. Y neges allweddol yw bod llwyddiant tenantiaeth - tenantiaethau cynaliadwy - yn well i'ch busnes ac i chi.

Bydd y rhai sy'n bresennol yn

  • Diffinio methiannau tenantiaeth
  • Edrych ar brosesau unedau gwag a'u heffaith
  • Edrych ar y dystiolaeth o fethiant a'i symptomau
  • Edrych sut y cesglir gwybodaeth a phwy sy'n gwneud hynny
  • Trafod defnyddio tystiolaeth a sut mae'n sylfaen i'r gwasanaeth
  • Deall beth yw ataliaeth a sut y gellir ei ddefnyddio
  • Deall ymyriad cynnar
  • Edrych ar brosesau cyn-tenantiaeth ac unedau gwag
  • Profi'r diwylliant unedau gwag a phroses gosodiadau presennol
  • Herio p'un ai ydym yn cynorthwyo methiant tenantiaeth
  • Diffinio ac ymchwilio cynaliadwyedd tenantiaeth
  • Ymchwilio eu systemau eu hunain a'u profi
  • Edrych ar arfer amgen o rannau eraill yn y busnes tai

Pwy ddylai fynychu:
Unrhyw un sydd â diddordeb mewn gosod unedau, rheoli'r broses ail-osod ac unedau gwag a'r rhai a all edrych ar y broses cyn-tenantiaeth er mwyn lleihau risgiau ôl-tenantiaeth. Mae'r seminar yn addas ar gyfer swyddogion ar bob lefel a chynrychiolwyr preswylwyr ac aelodau Bwrdd.
